context
Boulder faces growing pressure to address deep affordable housing and climate resilience. Located near 29th Street Mall, the existing site is car-oriented and underutilized, dominated by parking lots and box buildings instead of housing and green infrastructure.

Existing site - site is bounded by Canyon Blvd to the north, Arapahoe Ave to the south, 28th St to the west, and 33rd St to the east. The development is centered on 1636 33rd St, a Boulder Land Bank site.
analysis
29th Street Mall is the anchor of the Boulder Valley Regional Center today. The area has shown progress, with the construction of the Peloton Apartments in 2008 and multiple new local and regional transit connections. However, there are no residential units or green spaces on site.

Parking lots are highlighted in blue and green. Paved areas account for more than half of the site
